HCV Homeownership — Use Your Section 8 Voucher Toward Buying a Home

Instead of using a Housing Choice Voucher to help pay rent, HUD allows public housing authorities to offer an HCV Homeownership option where the voucher's monthly assistance goes toward homeownership expenses (like a mortgage) instead. HUD gives participating PHAs a $1,500 per-closing incentive fee, plus a one-time $2,500 fee for newly established programs.

The fine print worth knowing before you go

  1. 1

Your local housing authority has to opt in — many don't

This program is completely optional for each PHA. If yours doesn't offer it, you can ask them to consider starting one, but you can't access it there today.

  2. 2

First-time homebuyers only, plus required counseling

You must not have owned a home before, and must complete housing counseling from a HUD-certified counseling agency before participating.

The bottom line

A real HUD program that can turn Section 8 into a path to owning a home — but call your local PHA first to confirm they actually offer it before planning around it.
